When a customer is on maternity or paternity leave, it is important to understand the current and future circumstances for mortgage affordability purposes.
In all scenarios:
- We require details of future childcare provision and costs, where applicable. You can use the customer declared amount, if known, or national averages.
- Ensure to capture a known increase in under 18 financial dependants.
We reserve the right to request additional information if required.
Returning to work on the same basis
We will use the customer's basic salary earned prior to going on maternity/paternity leave for affordability purposes.
Evidence for Residential applications:
- If using basic earnings only: Latest 1 month payslip prior to maternity leave
- If using alongside a variable or other income type: Latest 3 months consecutive payslips prior to maternity leave
Evidence for Buy To Let applications: Latest 3 months consecutive payslips prior to maternity leave and 3 months most recent bank statements.
Returning to work on a different basis
We will use the customers future basic salary, based on a pro rata of the previous basic salary, prior to going on maternity/paternity leave, for affordability purposes.
Evidence for all Residential applications:
- If using basic earnings only, we will need a letter from employer confirming:
The customers new hours
Their new annual salary based on them returning on a different basis
When their new salary will take effect
Please note, this won’t be requested on the application portal as part of basic packaging, but we will always require this.
- If using alongside a variable or other income type: Latest 3 months consecutive payslips prior to maternity leave. Our underwriters reserve the right to also request a letter from the employer as detailed above.
Evidence for Buy To Let applications: Latest 3 months consecutive payslips prior to maternity leave and 3 months most recent bank statements. Our underwriters reserve the right to also request from you an employers letter as detailed above.
